Tenant improvements we build in Santa Monica

  • Office build-outs and reconfigurations, from creative open-plan space to private-office suites
  • Retail and storefront build-outs along Main Street, Montana Avenue, the Promenade area, and Pico
  • Medical and dental suites (see medical office build-outs)
  • Restaurant and food-service tenant improvements
  • Spec suites and second-generation space refreshes for landlords

Santa Monica permitting is its own process

Santa Monica is not part of the City of Los Angeles, so tenant improvements here are permitted through the City of Santa Monica Building & Safety Division, not LADBS. The city has its own submittal requirements, local code amendments, and review sequence, and certain projects also involve fire department or planning review. We route the permit to the right department the first time and plan the schedule around Santa Monica's timeline, not a generic one.

Older buildings, accessibility, and path of travel

Much of Santa Monica's commercial stock is older. Alterations often trigger accessibility upgrades to the path of travel serving the space, such as the entrance, restrooms, and route from the street, under the California Building Code. We identify these items during pre-construction so they are priced and scheduled up front, not discovered at plan check.

Building around neighbors and the coast

Tight sites, limited parking, and busy pedestrian streets make logistics part of the job. We plan deliveries, staging, and noisy work around building management and neighboring tenants, and keep the site clean and secure each day.

Recent Santa Monica work

Our Big Frog retail buildout in Santa Monica took a raw space through framing, drywall, custom paint, a full electrical upgrade, and new flooring to a finished storefront ready to open. See all of our commercial tenant improvement services or browse recent projects.
